How to Stay
Below is the step-by-step process for staying at Kominka Marcelo.
1. Reservation
Please make your booking using our Reservation Form. Payment must be made by credit card. Online reservations are accepted up to 4 days prior to your arrival date. If you wish to book within 4 days, or for seminars, events, or long-term stays, please contact us using the Inquiry Form.
2. Check-in
Check-in: Kominka Marcelo is an unmanned facility. Arrival time is between 9:00 AM and 8:00 PM. To enter, you will need to pick up the key at a nearby convenience store. Please state your name at the store and fill in the guest register to complete check-in. You will then receive the key to Marcelo. Please complete check-in before heading to Kominka Marcelo.

3. Your Stay
Kominka Marcelo is a private whole-house rental accommodating up to 7 guests (excluding children aged 3 and under). Please relax and enjoy a wonderful time with your family or group.
4. Cleaning & Restoring
Marcelo relies on the cooperation of our guests to maintain its comfort and beauty. Before checking out, please clean up and restore the facilities and items to their original condition. Please take all trash generated during your stay home with you.
5. Check-out
Check-out time is between 9:00 AM and 8:00 PM on your departure date. Return the key to the convenience store where you picked it up, state your name, sign the guest register, and complete check-out. Please double-check to make sure you have not left any belongings behind.
* Guest Guidelines & Rules
- This is a private, exclusive rental宿 limited to 1 group per day, allowing families and groups to relax comfortably. The maximum capacity is 7 guests (children aged 3 and under who share a bed do not count toward this limit). If your group exceeds 7 people, please consult us in advance via the Inquiry Form.
- Please treat all facilities and equipment with care so that future guests can also enjoy a pleasant stay.
- There is no resident staff on-site. Please help restore futons, tableware, the irori hearth, barbecue sets, etc., to their original state after use.
- Smoking (including e-cigarettes and vaporizers) is strictly prohibited indoors.
- Please exercise extreme caution when handling fire in the irori hearth or barbecue area.
- Please park your vehicle in the designated space in front of the premises. Driving into the grounds is dangerous and prohibited.
- When going out or checking out, please ensure all doors and windows are locked, and turn off all air conditioners, heaters, and lights.
- Please take home all trash generated during your stay.
- Pets are not allowed on the property.
- We assume no responsibility for lost or forgotten items. Guests are responsible for managing their personal belongings. If you leave something behind, please contact us via the Inquiry Form.
* Cancellation Policy
- Free cancellation up to 8 days prior to your stay (after payment). Cancellations after this period are subject to the following charges:
- 7 to 5 days prior: 30% of total accommodation fee
- 4 to 2 days prior: 50% of total accommodation fee
- 1 day prior / Same day: 100% of total accommodation fee
- No-show: 100% of total accommodation fee
- Refunds will be issued after deducting applicable bank transfer fees.
Terms of Service
Kominka Marcelo (hereinafter referred to as “we”, “us”, or “our”) hereby establishes the following Terms of Service regarding the use of “Kominka Marcelo”.
Article 1 (Kominka Marcelo Services)
The services of “Kominka Marcelo” (hereinafter referred to as “the Service”) collectively refer to the paid accommodation services provided by us, as well as accompanying services such as email notifications, telephone communications, and information provision.
Article 2 (Agreement to these Terms)
(1) Any person using the Service (hereinafter referred to as the “User”) shall be deemed to have understood and agreed to all provisions of these Terms (hereinafter referred to as “these Terms”) upon commencing use of the Service.
(2) Although the Service is provided to Users for a fee, we assume no legal obligation, compensation for damages, or other legal liability toward the User regarding the operation of the Service. Users shall use the Service at their own discretion and responsibility.
Article 3 (Scope of these Terms)
Regardless of the term used, any instructions, notices, or descriptions displayed on the site regarding the use of the Service shall constitute a part of these Terms.
Article 4 (Changes to these Terms and Service Contents)
(1) We reserve the right to modify, add to, or abolish all or part of these Terms and the Service without prior consent from or notice to the User.
(2) Such modifications shall take effect from the moment they are displayed on the site or notified to Users via email, etc. Any subsequent use of the Service by the User shall be deemed as acceptance of such changes.
(3) We accept no liability for any damages incurred by Users as a result of measures taken by us pursuant to this Article.
Article 5 (Prohibited Actions)
Users shall not engage in any of the following acts, or acts that carry a risk of falling under the following:
(1) Acts of impersonating a third party to use the Service
(2) Acts of allowing a third party to use the Service
(3) Acts that interfere with the smooth provision of the Service
(4) Acts that violate laws and regulations or public order and morals, or acts linked to such violations
(5) Commercial activities or other profit-seeking activities using the Service
(6) Acts that infringe upon the rights or interests of us or a third party
(7) Acts of slandering or defaming Users, us, or other involved third parties
(8) Unauthorized access to this site, reverse engineering, decompiling, disassembling, transmitting computer viruses, sending/receiving large volumes of data, any acts that impair site functions, or any access/use exceeding the scope permitted by us
(9) Reprinting, copying, selling, publishing, publicly transmitting, or otherwise using information obtained through the Service beyond the scope of private use
(10) Any other acts deemed inappropriate by us
Article 6 (Ownership of Rights)
All copyrights, patent rights, and other intellectual property rights related to the Service belong to us or parties licensing them to us. Provision of the Service to site users based on these Terms does not imply a license to use the aforementioned intellectual property rights.
Article 7 (Disclaimer)
(1) We assume no responsibility for any transactions, communications, disputes, etc., that arise between a User and a third party in connection with the Service.
Article 8 (Confidentiality)
Users shall treat all information acquired or learned in connection with the Service as strictly confidential, and shall not disclose or leak it to a third party without our prior written consent.
Article 9 (Damages)
If a User violates these Terms, the User shall compensate us for all damages (including lost profits and attorney fees) incurred as a result of said violation.
Article 10 (Exclusion of Anti-Social Forces)
If a User falls under any of the following categories, use of the Service shall be terminated without prior notice:
(1) Being an organized crime group, member, associate member, related organization, racketeer, pseudo-political group, specialized crime group, or other anti-social forces (hereinafter referred to as “Anti-Social Forces”), or having been such in the past
(2) Using fraudulent means, violent acts, or threatening language against us or related parties directly or through a third party
(3) Stating that oneself or related parties/organizations are Anti-Social Forces
(4) Engaging in acts that damage or threaten to damage the reputation or credibility of us or related parties directly or through a third party
(5) Obstructing or threatening to obstruct the business operations of us or related parties directly or through a third party
Article 11 (Governing Law & Jurisdiction)
These Terms shall be governed by and construed in accordance with the laws of Japan. Any and all disputes arising in connection with these Terms or the Service shall be subject to the exclusive primary jurisdiction of the Chiba District Court.
